One of the ways to be successful in the buy-to-let market is to select the right tenant for each property, it has been suggested.
Tom Entwistle, editor of LandlordZONE, says that one of the most important parts of being a landlord was being able to pick the "best tenants you possibly can" from the range of applicants.
Mr Entwistle said the right tenant will "give you no problems, pay the rent and look after your properties".
"That reassurance that it gives means that you can, with confidence, let property and at least get a good return on your money and, long-term, look for capital appreciation," he furthered.
A rise of almost 20 per cent in the number of new tenants in the three months up to the end of August 2008 has been recorded by Association of Residential Letting Agents' quarterly figures for September.
The same data figures revealed that the average tenancy lasted for 16.7 months.
