It has been suggested that property owners should use their initiative when it comes to their portfolio.
Smartlandlord.co.uk says that mortgage arrears in the private rented sector are climbing and it recommends that landlords protect themselves against this.
The website claims that landlords are unaware of rent guarantee products as a "means of fighting rental arrears, voids and the threat of repossession".
"It is vital that landlords take a proactive approach to managing their portfolio by making the best possible use of the tools available to them to save money and increase stability," it adds.
A recent poll by the National Landlords Association found that 71 per cent of landlords expected rent arrears to increase this year.
Michael Portman, managing director at Let Insurance Services, says that landlords are taking a risk by not taking out insurance policies to protect themselves against arrears in the current economic climate, particularly new amateur landlords.
