Those looking to succeed in the residential landlord market will be best served by developing good communication skills, it has been stated. Residential Landlords' Association chairman Alan Ward said those with such skills should be better able to establish who the good tenants may be, as well as keeping in touch with those renting from them to find out early on when problems arise, such as financial difficulty that threatens rent payments. Comparing the importance of this with that of adding extra features to attract tenants, he commented: "Goodies like broadband or Sky are less important than a well-presented, fairly- priced property, but they can be valuable as a differentiator in a competitive market." Those looking at managing a portfolio of residential rental property may wish to see a solicitor to establish their legal rights and responsibilities. A recent National Landlords Association poll revealed that female investors are keen to increase their investments, with 62 per cent saying they intend to expand their portfolios in the next 12 months.
