A property expert has warned that estate agents could be operating outside the law by advertising unavailable properties.
James Davis, founder of upad, says that agents are trying to advertise as many properties as possible to get people through the front door.
He claims that, under the Property Misdescriptions Act, if an agent is selling a property and they carry on advertising it after they have got a buyer or it is exchanged, it is "against the Act".
However, he states that lettings fall outside of this jurisdiction so "everybody is interested in advertising as many properties as they can, regardless of whether they are available, as a way of pulling hassled consumers through their front door".
The same website reported this month that around one-third of all rental properties were unavailable to rent.
A survey of 1,124 UK rental properties revealed that 146 of which were repeated on the same website, while 323 were no longer available to be let. |
