Higher loan-to value (LTV) mortgages are on the way soon, it has been claimed.
Chief executive of property firm Assetz Stuart Law said the catalyst for a shift in lending policies by banks and building societies will be the start of rising house prices.
Mr Law commented that Nationwide's figures this month showing a house price rise of 1.2 per cent - the second increase recorded by the lender in three months - provided support for his belief that "house prices are firming".
He added: "It is likely we will see a flurry of higher loan-to-value [mortgage] rates released as soon as it is widely recognised that the market has stabilised."
Such a situation could help bolster mortgage lending as more buyers take advantage of higher LTVs.
Those wishing to buy a home may wish to see a solicitor to deal with the legal aspects of the subject.
Nationwide's figures are not the only evidence produced in recent days to suggest the property market may be stabilising.
Figures from Hometrack showed that May prices were unchanged from April's, the first time in 20 months it had not recorded a fall.
