No legislation has been proposed in the Queen's Speech for the regulation of the private rented sector, it has been noted.
The Royal Institution of Chartered Surveyors (Rics) has criticised the fact that the legislative programme announced by the monarch yesterday does not include any proposals to enshrine elements of the Rugg report in law, despite the government saying it supports these.
One key issue is that of regulation, with Rics noting: "Currently only 50 per cent of letting agents belong to a voluntary regulatory scheme and many landlords do not use an agent."
This means that many tenancy deposits and landlords rents are at risk, the body claimed.
Those who may face financial issues arising from a tenancy or rental problem in an unregulated situation might wish to speak to a property lawyer about what they can do.
In the Rugg report, produced last year by Professor Julie Rugg at York University, one of the conclusions about regulation there is "widespread dissatisfaction" among tenants over the standards of managing agents, who are unregulated.
