Landlords of residential property have been advised to do more to protect their rental income in the current economic climate.
Editor of residential investor magazine Property Hawk Chris Horne stated that the overall picture for landlords is one where the average rent level has stopped falling.
"Over the last six months, our research shows that rent [has] actually risen 2.2 per cent, [so] although they have fallen over the last two years they are actually starting to rise again," he stated.
Mr Horne advised that getting insurance against a lack of rental income when space is not let is highly advisable.
Those renting out homes may also wish to consider taking advice from a property lawyer about how to deal with eventualities such as non-payment.
A recent study by Direct Line for Business found that there is a widespread concern among landlords over the prospect of not receiving payment from their tenants.
It found that 30 per cent of investors shared this concern.
