Government proposals to introduce more regulation for the private rented sector (PRS) have been hailed as a positive move for both landlords and tenants.
The Association of Residential Letting Agents (Arla) has welcomed a parliamentary move towards full regulation of letting agency activity as a "long overdue" step.
Ian Potter, operations manager of Arla, said the move will provide more security to tenants, which will engender greater confidence in the sector.
This in turn will benefit those consulting a property lawyer over the purchase of rented housing in order to meet the growing demand for low-cost accommodation.
Mr Potter also suggested the government tighten regulations on landlords and assured shorthold tenancies in order to further support the industry.
He added: "The government must now work to convincing the consumer that the PRS is a viable housing choice and one in which they can have confidence."
This comes after research from Arla last week revealed that the number of letting agents reporting a surfeit of tenants is increasing, suggesting that demand for rented property is on the rise.
