24/11/2009 Student rental tip for property investors |
|
Property lawyers may find more of their business concerns investment in student rental properties as it has been suggested that this is a strong sector that produces guaranteed incomes.
Partner at estate wealth management firm Ingman Jones, Nick Harvey-Jones, noted that because such a market does not include the need for landlords to provide incentives or rent-free periods, it is "an attractive asset class" that is prompting more loans from banks.
He remarked: "This is stable income and this is the reason why banks are lending on this - even on the development of student housing."
While it will "always" be a sought-after asset, student housing is particularly strong because of the challenging conditions facing the rental sector elsewhere, Mr Harvey-Jones noted.
According to the latest interim statement from the UNITE group of investors, the student rental market saw 9.7 per cent growth in the period between July 1st and November 18th this year.
