Those opting to rent out their homes after being unable to sell them should be aware that not all housing is suitable for this purpose, the Residential Landlords Association (RLA) has warned.
RLA chairman Alan Ward stated that this trend has been growing, but remarked: "People have an emotional attachment to their family homes and rental properties suffer greater wear and tear than owner occupied ones."
He added that landlords need to be "prepared to accept" that this is the case for properties that they let out.
Mr Ward also noted that the rental prices landlords can charge are also variable, with the level in cities being held down by the abundance of two-bed apartments.
Overall, the number of rental properties is on the rise, Department for Communities and Local Government figures have shown.
The total jumped from 2.7 million in 2007 to three million in 2008.
