Residential landlords need to carry out proper checks on tenants to ensure that they do not invalidate their insurance, it has been claimed.
Let Insurance Services managing director Michael Portman said there are circumstances in which legal insurance may be restricted "where there is a problem or omission that the landlord or agent ought reasonably to have known that could give rise to a claim".
Such a situation could include a tenant having past convictions, he noted.
Those needing to find out what sort of issues they should check on for legal reasons may wish to consult a property lawyer.
When correct due diligence has been done, insurers are more likely to accept claims, Mr Portman observed.
Convictions that tenants may have might not show up if it is a past offence that has been considered spent under the Rehabilitation of Offenders Act 1974.
This can apply to prison sentences of under six months, which are spent after seven years.
