Landlords should be wary of dealing with lettings agents who are not correctly accredited, it has been stated.
Director of online investor community LandlordZONE Tom Entwistle said that buy-to-let has boomed in recent years and a time of recession is one where more people wish to rent.
However, this increased popularity of letting has emerged alongside a rise in complaints, he noted.
Mr Entwistle observed that many lettings agents are now accredited through schemes run by umbrella organisations such as the Association of Residential Lettings Agents, the National Association of Estate Agents and the National Approved Letting Scheme, all of which are "tightening up" their rules.
"However, there are still many letting agents who are not members of any of the main professional associations," he added.
Property investors keen to ensure they are not entering any legal minefields may wish to consult a solicitor.
Mandatory regulation for letting agencies was one of the recommendations in the Rugg report into the future of the rental lettings sector published in October last year.
